Aeon opens its first shopping mall in Beijing
Story 12 - Property Update

JAPANESE conglomerate Aeon Co, Ltd has opened a shopping centre in China’s capital city.

Local media reported that the new mall, called Aeon Beijing International Mall Shopping Center,
opened last November 7. Located in Beijing’s Changping District, the mall, Aeon’s first in Beijing, has a
gross leasable space of 90,000sqm, with parking for 3,000 vehicles.

“This will be Beijing’s first mallstyle shopping centre, providing a new lifestyle opportunity to customers
in Beijing, where motorisation is increasingly taking hold,” the company said.

The shopping centre will have 104 speciality stores, including 14 that are opening for the first time
in China. Aeon Mall Co, Ltd, an Aeon group company, is the leasing manager for the mall, whose
tenants include Aeon companies Cox Co, Ltd, Blue Grass Co, Ltd, Talbots Japan Co, Ltd, Nustep Co,
Ltd, Petcity Co, Ltd Mega Sports Co, Ltd, and Laura Ashley Japan Co, Ltd.

“This will be the first shopping centre by Beijing Aeon Co, Ltd in Northern China where the company
has been advancing development.

Aeon is planning to open shopping centres in Chaoyang District, Beijing, and Binhai New Area,
Tianjin, in the future, aiming for 100 shopping centres throughout China by the end of fiscal year
2010,” the company said.

Changping District is two minutes from the Bei’anhe Exit of the Badaling Highway and 35 minutes
from the city centre by car. The area, now undergoing planned population transfer from other areas,
sees housing complexes being built.

The shopping centre is situated in a market area that is home to 4.5 million people, including
2.47 million and 1.31 million residents in neighbouring Haidian and Chaoyang Districts, respectively.
